Assisted Living Group Home in Las Vegas for Salle

The Melvin-Peters Real Estate Team of Keller Williams Realty Southwest offers an assisted living group home for sale.
Assisted Living group homes are inviting to those in need and welcomed by the communities they serve. There are literally hundreds of them in the Las Vegas and Henderson Valley
We now have one available for sale. It is located in the west side of town, generally in the Fort Apache and Flamingo area. The home was built in 1997 and is almost 2,400 square feet. This home is licensed for six residents and generates a gross income of $13,000 per month.
This is a great opportunity for an owner operator. As the operator, you would live on the property and be the primary care giver. The residents are provided with three meals a day plus snacks and a clean and well maintained environment in which to live. This particular group home has been in operation for 14 years and the current owners are retiring.

The home is located in a well kept neighborhood and is full (6 residents) at this time. Each home must have an administrator and the current owners would consider remaining as the administrator until the new owners became licensed.
The price for this group home is $340,000. which includes both the business and the real estate (House). The home alone is worth between $240,000 and $250,000. Some financing may be available if the new owners were also going to be the live in care givers. This business and purchase would probably require good credit and approximately $150,000 down payment.
For more information on this business opportunity, contact JC Melvin of the Melvin-Peters Team. You can go to their website or call direct at (702) 900-1238.

The Future of the Short Sale in Las Vegas

As we work our way well into 2013 the question I continue to receive from underwater sellers is "How difficult is it to do a short sale?"  The answer is that it's easier now than it has ever been.

We are at a time in history, right now, that permits and tolerates, as a society, more than ever before the whole concept of a short sale. The potential negative impact on a Person's credit and social standing is at a minimum right now.  While I don't encourage people to walk away from their financial obligations, we see corporate America re-organizing via bankruptcy filings and coming back stronger. Sometimes people, who became a victim of the economy, find themselves so far underwater, the short sale is the way to go. This avenue is far less punitive than filing a bankruptcy and way better than allowing a foreclosure on one's property.  For more info or to find out about your personal situation, go to www.SinCityHomeSales.com.
